Allowing the building of 14O houses here will only cause more congestion, when the crossing is down, sometimes you have to wait 5 Minutes before the train comes, and that is longer when trains come from each direction. So the traffic
backs up even more. This will only get worse with more cars joining Brook Road.

140 houses will mean at least 240 plus more cars, all trying to get in and out of the Road joining Brook Road. There has to be a better place to build that amount of houses.

Any development here, Brook Road, will cause much congestion at the railway crossing; more so at peak times, ie start and end of the school day and when there is more than one train using that particular part of the track.

Oakham needs another section to the bypass to avoid all of the congestion caused by the increased number of freight trains as well as diverted trains alongside our low number of trains to take us anywhere else.

I object to any houses being built on the fields along Brook Road. The rail crossing already causes a backup along Welland Way and into the town, it is difficult for traffic on Brook Road to get out and more cars from the proposed houses would make it a nightmare. Extra traffic would also cause problems for Brook Hill School and increase the danger to children

I am contacting you to say I fully agree with the points made on the leaflet delivered through my letterbox by OAKHAM SOUTH ACTION GROUP pointing out that if the 140 houses are built adjacent to Brooke Road it will only cause - without any doubt - increased traffic congestion and highway safety issues . Over the 35 years I have lived close by, I have noticed that the Traffic Tailback when the level crossing is closed has increased substantially on both sides. That is beyond the Cricket Lawns junction on the North side of the level crossing and beyond Tyne Rd on the South Side

.The additional 140 homes will increase the traffic load imposed on Brooke Road.

This is already a pinch point with the railway level crossing. The town side approach to the level crossing is effectively single track as is the first part of Brooke Road beyond the crossing.

Combine these factors with the increase in 'closed' time for the crossing, due to rail traffic increases / safety margins, and the additional road traffic will put excessive pressure on Brooke Road, the level crossing and surrounding streets.

This site seems to stand out as being deficient in the level of road access and the negative impact of the proposed additional traffic volume.

I strongly object to the building of 140 new dwellings off Brooke Road because of congestion issues on Brooke Road and Welland Way. This congestion has a serious risk of traffic being stuck on the Brooke Road railway crossing because traffic being held up due to parked cars resulting in a train colliding with a vehicle.
Also the addition of the extra housing and people will cause more stress on the schools and medical practice.

Object to this proposal for the following.

1/ There is already unacceptable traffic and bad parking and dropping off of children at the school making passing by the school at busy times difficult and dangerous.

2/ The railway crossings is an issue at busy times and it won’t be long before there is grid lock.

3/ The threat to biodiversity is terrible. Bats, newts, otters, hares, foxes, swifts and a growing barn owl population which is extremely fragile. This area is used regularly by the owls.

This area does not need more housing if anything it needs more off road parking.

Firstly, Oakham has had a huge amount of local housing development in the last 20 years with correspondingly little development regarding doctors surgeries, school places etc. We most certainly do not need any extra housing in the area.

Secondly, the traffic situation at the level crossing at Brooke Road is a focal point of congestion. Already there are very large queues building up which have been exacerbated by the increased frequency of freight trains over the last couple of years. More traffic at this location caused by extra housing development will cause even more congestion to all the roads in the surrounding area.

The crossing at Brooke Road is a real bottle neck, rail traffic through Oakham is increasing all the time, increasing the time that the crossing is closed. A further 140 houses would only exacerbate the problem That exists at the moment.
Oakham is growing at an alarming rate yet the infrastructure is not keeping up.
Medical and dental services are struggling to cope, no new schools are being built to accommodate the extra population.
I understand that it is proposed to allow access onto Brooke Road from the houses to be built on the allotment site thereby increasing traffic flow on that side of the crossing.
It would seem that little consideration has been given to the residents and school children of Brooke Road as to how this would impact on their lives.
I suggest that a traffic census is carried out at the Brooke Road crossing at peak times before this proposal is allowed.

This idea was refused and dropped from the plan previously and nothing has changed to make this any good now!
If anything surely it is now even more unsuitable, with extra traffic already queuing back up Welland Way at the level crossing making the surrounding area more & more congested.

Also this land is a green field site and thus a lot of wildlife would be disturbed.

Don't just take the money and run Councillors. Think what you are going to be causing!

I am not apposed to new home in the area, but I implore you to seriously re consider this proposal.
The traffic getting across the crossing is absolute bedlam.
On a number of occasions the crossing has been down for a few hours and therefore have to use the cold overton road crossing. Which is then the only exit in and out of the side of oakham. This proposal would bring this side of Oakham to a standstill.
It is a greenfield site with Bats, otters Hares , Swifts and newts.

If development on this side is necessary I would recommend an alternative Road or route be established first, not one where every road is funnelled on to Cold Overton road.

Has the doubling of passenger trains (hence increased time Brooke Road crossing barriers will be down) been taken into consideration when assessing traffic?

All traffic would travel through a pinch point WHERE THE ROAD CANNOT BE WIDENED; namely where there are houses on both sides of the road on the run up to the junction with Welland Way. The houses on the north side are terraces WITH NO OFF ROAD PARKING, so there will always be a solid block of cars parked on one side of the road, effectively making it single track at this point.

The proposed site has a watercourse running through it, with the run off of rainwater from Brooke Hill being channelled through the proposed development site.

The bypass has been very successful. With numerous options for development sites around the bypass, why propose a site that will drag all of its traffic into the town centre, elongating journey times, creating unnecessary pollution and unnecessary congestion. Subjective objections such as “it makes the approach to the town less appealing” are lunacy. Objectivity must be the only consideration.

Another 140 houses on Braunstone Road, Oakham is a step too far.

This town cannot and should not build anymore houses if they are to competently look after the people already living here.

The Council have a duty of care and they are not acknowledging their responsibilities to this community if they carry on building at the rate they have been.

Getting across Brooke Road railway level crossing is already a recipe for disaster with the congestion caused by the amount of trains going through.

Trying to get through and past the cars parked on Braunstone Road heading to Cricket Lawns and Mill Street after getting over the crossing and heading to the railway crossing from the town centre is horrendous and this is only going to get worse if more houses are built.

STOP THE HOUSE BUILDING !!

Brooke road is already a narrow road, which you most often have to drive in single file anyway,

This congestion already causes delays in drop off and pick up times and this will only be exacerbated by additional houses.
Increased traffic along Brooke Road will undoubtedly also cause an increase in the possibility of pedestrian and vehicular accidents.

There is just not enough infrastructure to support the additional townspeople (this goes beyond the limited space on Brooke Road, and includes areas such as the under-resourced surgery).

Submit our personal objection to this planned development. Being residents of this town we cannot understand why this planned development is even being considered .

Due to the congestion at Brooke rd rail crossing and into town with on-street parking on the left hand side, This area is a real nightmare with impatient drivers and many children walking to and from school.

Please also note ,we already have a great deal of problems with the lack of availability for general medical care ,and school places for infant / junior school children ,

We already have the Braunston Road housing development and another on Uppingham Rd with seemingly no extra infrastructure .

We see no point in building more houses without first improving facilities .

We live on Spey Drive and own a business in Oakham. Everyday we drive and cycle along Brooke Road. Even now there is too much traffic both along Brooke Road and most significantly at the railway crossing and at the junction with Welland Way.

As a business owner it is obviously helpful to have more people who live locally, but the negative of more traffic and the knock-on congestion far out weighs this.

There are rumours of increased freight train usage, meaning that the crossing will be closed for more time per hour in any case. Clearly the only way to mitigate the extra houses would be if the developers were forced to build a bridge over the railway, and only if this were environmentally acceptable and practically feasible.

This parcel of land has been rejected each time it has been proposed for use for development, and should be once again.

This area of land is populated by protected by considerable amounts wildlife. It is prime green land space.

Oakham has not got the provision to cater for the increase in population - there are not enough Doctors, School Places - Primary or Secondary, Dental provision now, and cannot foresee this improving any time soon.

The congestion of traffic along Cricket Lawns, Mill Street into Brooke Road is already horrendous and this is before the development on the allotment land takes place. Traffic can back up well into the High Street from Mill Street if the train barriers remain down for 20 minutes, which it regularly does.

The congestion of traffic along the Uppingham Road has also increased with the development of the two housing estates and the proposal for more housing and traffic is something that has to be considered..

Please consider focussing attention in proposing land that can be developed aesthetically and not impacting unnecessarily on open spaces which add value to the periphery of the town.

Reasons for this are:
Its proximity to a busy road junction and the Brooke Road railway crossing, which is closed about 5-6 times every hour during the day leading to a delay of around 2 minutes each hour and significant ques either side.
This will only get worse if this development goes ahead, increased trains and an overall increased number of vehicles is a recipe for traffic chaos, and real consequences for peoples’ safety, including increased risk to children and parents walking to and from Brooke Hill Academy primary school and the likelihood of more motorists attempting to ‘beat the lights’ at the crossing barriers to avoid waiting.

We have built that many houses that we have seen massive floods appearing in New estates. Considering the school was also flooded which lead to the school having to shut taking away even more land would make it worse I am a self employed pump engineer and have been busy with sites with pump stations that just can't cope with the amount of water. And is only getting worse every time we take field's away and replace them with houses.

Then there is the concern for traffic along Brooke Road it is dangerously busy I am unsure how building houses is going solve anything we don't have the infrastructure to have more houses. schools are full you can't get an appointment at the doctors adding more houses in Oakham is ridiculous I am against this and any other builds in Oakham.

My child attends Brooke hill school and I am concerned about the safety of the children and also the congestion it will cause. It’s already difficult to get along Brooke road plus the crossing causes chaos as it is.
