Proposed PLD amendment GtC3 & 4; GCPC objects to the use of this land for housing development and refers RCC to many of the arguments raised in objection to the proposed development by Stancliffe homes at College Close. GCPC is fully supportive of the development of educational facilities on this land and welcomes the anticipated funding that will be forthcoming as part of the college's inclusion within the Governments School Rebuilding Programme. Also the area GtC2 label is missing from the Proposed PLD amendments map
The Planned Limits of Development (PLD) for Great Casterton include land considered on balance to be within the curtilage of residential buildings and The Crown Inn, and include the playing fields of Casterton College. This provides consistency with the approach taken in all settlements with a PLD, in accordance with the criteria of the methodology established by the PLD Review Study 2023.
There is no presumption in favour of development for land falling within the PLD. All planning applications for proposed development will be considered against all relevant policies within the Development Plan and any material considerations

GCPC objects to this development on the basis of its scale, the absence of guaranteed service improvement and transport networks within and beyond the scope of the development. The associated loss of a candidate wildlife site is also of concern.
All site appraisals have been reviewed in the light of comments and further evidence received to determine their suitability for allocation.

Land at Home Farm, Tickencote

GCPC queries this land use for warehousing. It is green field used for arable farming. Would a brown field site like Woolfox (just across the A1) not be a better location. The plot identified does not have good access to the A1. If it was moved 500m to the North there would be better access via the Empingham Road junction. No formal objection. (However, as only two options were presented, support or object, we choose object given that we don't unconditionally support.)
The Rutland Employment Needs & Economic Development Evidence Report (August 2023) found that this site would be suitable for B8 uses. The analysis of this site recognises the site's proximity to the A1, hence it's suitability for B8 use. However in conclusion, it is acknowledged that road improvements to allow for better access to the A1 which could be achieved without impacting residential areas.
All proposed allocations will have consultations with our Highways team to ensure the road network has sufficient capacity for the development and that suitable access can be provided without prejudicing highway safety.

In respect of the interactive map shared on the website for Reg. 18 map, please remove this (on enclosed map) identification for “Important Open Space”, it is out of date. The area identified is the former bowling green. This has now been developed for housing.
