The development of open countryside will destroy biodiversity on an important environmental asset for Rutland and Stamford. The scale of the development will impact negatively on surrounding villages and Stamford itself with an unacceptable levels of traffic congestion and insufficient service provision, particularly education and healthcare. The practice of collecting local taxes in one area while massing the consumption of services elsewhere is damaging communities. Moreover, recent flooding events in the town will question a plan to cover a significant portion of Stamford in concrete. In sum this will not be beneficial for the community of Stamford.

We object to all of the proposed 650 dwellings being assigned to Rutland County' housing needs. The development would clearly be an urban extension of Stamford which lies in South Kesteven District. There is no evidence to suggest that SKDC agree that all 650 dwellings can be assigned to Rutland County. Further given the rural nature of Rutland County, characterised by two very small market towns and around 50 villages, the proposal to allocate 50% of the total allocated housing to North Stamford is inappropriate and not justified.

I strongly object to building on Quarry Farm on the grounds it is a Candidate Wildlife Site as designated by the existing Biodiversity Action Plan for Rutland.
Quarry Farm was originally designated open countryside in your previous Local Plan and planning applications were refused on that basis. With the new Biodiversity Net Gain legislation, the combined climate & nature crises, I am at a loss as to why a development is even being entertained on this site. It is in direct contravention of RCC’s proposed EN1 policy which states Development resulting in significant harm to biodiversity will not be permitted.

1)Insufficient facilities in NW Stamford for 650 houses, medical and educational,
2) Irreplaceable wildlife habitats would be destroyed. Quarry farm has numerous rare species eg Nightingales, sulphur clover, other threatened calcareous flora, an important rest point for migrating birds. Development of site goes against RCC plan and HM governments policy to prioritise biodiversity and environmental protection.
3 ) Resultant increased traffic , causing congestion and danger at access to A1 and Great Casterton and Little Casterton roads.
4) This proposal decides future of the population of Stamford, and should be decided by local planners rather than RCC.

The land for the proposal is an area of outstanding natural beauty ; we walk it often and would be devastated if it is developed. The local infrastructure is not sufficient now, let alone with another 650 houses. It is getting almost impossible to access GP services as it is, and the new proposals will not help relieve Stamford's problems. There are already many new houses being built on brownfields sites such as next to Morrisons and the old Newage site. Anyone who cares about our town knows that we can't keep expanding just to satisfy some made up target.

I object most strongly to this development. The loss of a very popular area of natural beauty, despite the proposals by the developer, which will be nowhere near good enough to replace what is lost. Additionally, the extra strain on the resources, services and infrastructure of Stamford will be disastrous, as will the extra strain on the road network, both during any construction and once finished too.

The Quarry Farm development is inappropriate as the site is a potential Nature Reserve. Also to build on open countryside would reduce biodiversity which is in serious decline and it would reduce access to open spaces by Stamford residents. To leave the area undeveloped would act as a sponge to minimise flooding of parts of Stamford lower down. Development would also seriously affect the existing - already stretched - local infrastructure (roads, water and sewerage, schools and medical services).

I am concerned about the large scale of this development, and the impact it would have on a small town such as Stamford.
I do not believe that Stamford has the necessary infrastructure to support this development, in terms of healthcare and schooling. The other area of particular concern is impact on the road network, which struggles to cope with the existing traffic. I would therefore like to know what improvements will be made to the road network to accommodate this large scale development?


The quarry also provides important informal opportunities for recreation (family walks) and a home for wildlife.
