This is an area of natural beauty and home to a variety of wildlife. The burdening on Stamford's infrastructure will not affect Rutland but only put more pressure on Stamford's stretched services. Parking, traffic, medical services and access to amenities is already poor or insufficient. A development totaling over 2000 dwellings (Stamford North & Quarry Farm/Monarch Park) will mean hundreds or thousands more vehicles in and around the town, which is already clogged. I strongly object to the building of many hundreds of houses on this Greenfield Site.

This site is not suitable for 650 properties because of the traffic congestion that will worsen, the ground in winter is absolutely water logged, the loss of valuable green space for local residents to walk and the terrible effect on flora and fauna. A prime breeding site for Yellowhammers and Skylarks , both of whom are on the red list .

Rutland County Council must stop facilitating via Local Plan the default easy options of building on Greenfield land. These are food production fields, provide biodiversity, carbon sinks as soil which can hold organic matter and also water to help retard flooding. How does allocation of a Greenfield site for building on square with the rest of the Local Plan policies on carbon sinks, flooding etc?

No infrastructure has been provided and builder has already said it will cause more traffic, with no work situated in Stamford, this will increase traffic on the roads, with a minimum of 2 cars per household. No solutions for the road through the woods can be determined which will clearly cause harm to the wildlife.

Another example of a poor thought out plan to develop on land that would ultimately bring problems to Stamford and its residents. Destroying countryside and wildlife areas is not acceptable in this day of age. If the council wants to be more environmentally savvy, stop looking to build on these important wildlife areas, we need them.

I strongly object to Stamford North and Quarry Farm/Monarch Park development.
Building there will cause excessive disruption to the area, unsustainable levels of traffic on surrounding roads such as Arraon Road which is a residential street and not suitable for a cut through by increased numbers of cars. The A1 slip roads are too tight and not sufficient for current traffic, an increase will be dangerous and increase risk to life. Casterton is already very busy with traffic, and kids walking to school. The Quarry is an important wild open space for excercise, mental health, adventure for young and old.

I object to this development,Stamford cannot cope with the amount of traffic this will cause ,the impact on wildlife is a big concern, with the amount of homes being built will have a major effect on the environment with flooding and sewage as seen recently ,Stamford doesn’t have enough Doctors,Dentists a casualty dept ,Schools, Arran Cannot cope with HGVs using it as access to the site ,a Major concern is the safety our local school children who have walk by this site at busy times

This development will only be supported as part of the planning application for the whole Stamford North proposed development. If the Stamford North development is not approved then Rutland will lose 650 homes that it is relying on to maintain its 5 year housing land supply. This will result in a return to 'presumption in favour of (sustainable) development', which allowed Ketton to be saddled with 75 (and another possible 57) houses on top of the 86 which were on allocated sites. Surely safer to rely on sites that do not rely on approval by another LPA.

I live in Waverley Gardens which is already used as a ‘rat run’ from the housing estates located to the north west and north east of Little Casterton Road for their daily travel and any increase in housing and volume of traffic will only exacerbate this. Facilities such as schools, Doctors surgery, Hospital, Dentists are already full to capacity and these are located in the south east of the town along with supermarkets and DIY stores and an increase in housing would result in additional traffic flow through the centre of Stamford to these places. With the inevitable increase in population it is essential that the developers include provision for a children’s nursery and doctor’s surgery. The loss of Quarry Farm would also be detrimental to the health and wellbeing of local residents who daily walk through this peaceful and tranquil area of nature observing the deer, badgers and many varieties of birds and flora that surely would be lost should this development proceed.

The town of Stamford cannot cope with such a huge influx of residents. Traffic is already appalling at peak times. Parking is very limited, resulting in cars parking in very inappropriate places, blocking the roads.

The doctor's surgery, Lakeside, is already struggling to provide a decent service to the current residents. There is very limited access to dental treatment. Stamford Hospital provides very limited facilities at restricted times - there is no accident and emergency provision out of work hours.

There are no supermarkets in the north end of Stamford.

This is building on a greenfield site when RCC has committed to building on as much brownfield land as possible. Impact on traffic and local services will be considerable with revenue going to RCC and not Stamford where it will be needed. The proposals to overcome these objections are poorly thought through e.g. will not provide more GPs and a link road will not help the congestion in Stamford.

Summary:
The 650 houses seem to being erected without sufficient improvement to local infrastructure for sewage and other drainage. The current infrastructure cannot cope with the current amount of water leading to discharge of untreated sewage into local rivers. The local roads simply do not have the capacity to cope with the additional traffic.There seems there is no to plan to increase medical support such as additional GP Services. Schools in Rutland & Stamford are also at maximum capacity now, without the planned increase.

I strongly oppose the proposal to build on Quarry Farm. The site is recognised as being of environmental importance by RCC and the opportunity to protect it for future generations should not be missed.
Development here will impact heavily on Stamford and the villages of Casterton, Little Casterton and others.

The infrastructure of Stamford is already failing to cope with the the volume of traffic . The roads are inadequate and poorly maintained , parking is nowhere near sufficient for current needs. All the public services particularly healthcare , dental care, education are oversubscribed. Stamford has already been overdeveloped

This is an area of growing biodiversity and an excellent green space away from the busy roads. The recent new builds on between Tinwell and Empingham Roads were promised additional facilities but have never materialised, but have created considerably more traffic across to Casterton Road. Adding 650+ more residences off Casterton Road will create major congestion. Facilities are already limited in Stamford - dentists, surgeries, schools & leisure, not to mention any supermarkets at the north end of town.
For Rutland County Council to cynically select this location for their new house build effectively within Stamford is outrageous.

The proposed development contravenes RCC's stated policies on biodiversity and the environment. Stamford has insufficient infrastructure to sustain a large population influx. Stamford already suffers with only one medical practice , developers offering to build a medical facility goes no way towards costly staffing and provisioning. Similar pressure would fall on educational provision. Road infrastructure equally could not cope, the town centre regularly become congested on existing usage. There are other suitable locations eg: St George's Barracks that would not be similarly impacted. Fulfilling half RCC's housing target without impacting their votes neatly dumps stress and cost on Stamford's residents.

Designated a Candidate Local Wildlife site in the BAP, its inclusion is in conflict with Rutland’s proposed environment policies. An SSSI of the same habitat (calcareous grassland) is across the road. Quarry Farm is waterlogged for 3-4 months of the year & is therefore protecting neighbouring homes from flooding. Stamford is built on the confluence of the Gwash & Welland, which makes it vulnerable to flooding, recent events have proven this. Additionally, Anglian Water stated that the QF development will lead to an ‘unacceptable amount of flooding downstream’ (27.01.23).

RCC would be putting a significant percentage of their housing targets on the Stamford boundary, with Stamford and SKDC suffering from insufficient infrastructure - council tax and CIL could go straight back to RCC. Building on greenfield sites should be reserved for situations without alternative. We. have an alternative in St George's Barracks. This greenfield site development would directly contradict RCC's Nature Recovery Strategy (EN2), Biodiversity Action Plan and previous CS4 policy commitment to not build in open countryside. This amendment sets a dangerous precedent for future applications. The land in question is a candidate wildlife site of ecological importance.
