Respondent: Great Casterton Parish Council

Representation Summary:

GCPC queries this land use for warehousing. It is green field used for arable farming. Would a brown field site like Woolfox (just across the A1) not be a better location. The plot identified does not have good access to the A1. If it was moved 500m to the North there would be better access via the Empingham Road junction. No formal objection. (However, as only two options were presented, support or object, we choose object given that we don't unconditionally support.)

Representation Summary:

We object to the proposed employment allocation for B8 use at Tickencote, comprising 19.4 hectares and seeking its deletion as a proposed employment allocation. In considering the Woolfox site, it is necessary to do so by comparison with the other sites being considered as part of the Local Plan process.

We are aware that B8 development is not seen as an appropriate requirement in Rutland, not least along the A1 corridor through the County.

The Tickencote site is considered within the Rutland Employment Needs & Economic Development Evidence and states 'Access can be provided off Empingham Lane via the B1081/A1 junction. Road accessibility to the site is good due to proximity to A1. However, access to the A1 is split across two different junctions (northbound and southbound at Grantham Lane and northbound only at Great Casterton). There are no public transport links to the site.”

In our view, this statement is somewhat misleading. Whilst the site would only be accessed via Empingham Lane, with northbound access to the A1 via the Great Casterton junction, the access to the southbound A1 via Grantham Lane would be somewhat convoluted requiring
HGVs to travel north via Empingham Lane and Grantham Lane before returning south. Hence whilst the site is adjacent to the A1, access to and from the A1 would not be ideal.
