Land North of Oakham has seen many large scale developments in recent years with more currently going through planning. The road network in this area is already struggling to cope with increasing volumes of traffic and there is a clear safety concern with any properties being built in this location and the crossing/ access onto Burley Park Way for both pedestrians and vehicle traffic. Additionally the land in question is near water ways which are subject to flooding onto this low point in the land scape. More suitable locations can be found to the under developed south of Oakham.

I have many objections to the development of this site for housing or any other development. This area is a natural treasure, the right of way across the fields leads to the main part of the canal, the green corridor project has put another path the other side of the field but it does not connect to the next land owners field right of way, it is only a permissive pathway with a gentleman’s agreement to go across the next field which does not form any legal right.
The land has a rich diversity of animals, foxes, deer, hares, rabbits and of course frogs and newts in the canal that crosses that field and the flight path for the swans and many other ducks that find there way to the main part of the canal. It would be an environmental disaster to develop that field.
Also as you are aware we have no facilities in the town it’s dying! The shops are closing, not enough facilities for the young generation and of course the problem of the drs surgery! We certainly don’t need more housing without the infrastructure to go with it.

Road traffic between the Ashwell Road roundabout and Lands End Rd junction is already busy making it very difficult to turn out of Schofield Rd at peak times. Given the increased number of events at the Showground this part of the bypass can already become gridlocked on certain days of the year. Adding housing here will go towards increasing such problems, especially with one way traffic for the Rutland Show. The trees and hedgerows along the old canal is home to wildlife and is a regular site for walking.

Strongly object to the development of the land west of Ashwell Road to accommodate 286 houses. There are already large scale developments permitted this side of town.
It will increase road congestion and have a detrimental effect on the climate by the increased number of vehicles. Enough greenfield land and local wildlife has been sacrificed in this area. This land provides access to the Oakham canal and other permissive paths. Development would not be ‘making a positive impact on community health and wellbeing’.
There is no infrastructure in Oakham to support a development of this size, considering all other developments.

What is the point of a bypass if you then build on the other side of it? This is an important green asset to Oakham with the restoration of the canal and development of the Oakham Green Corridor, any development here should be to expand this wildlife haven which will provide Oakham residents with a valuable natural park, something that is actually in short supply around the town.

Rutland County Council must stop facilitating via Local Plan the default easy options of building on Greenfield land. These are food production fields, provide biodiversity, carbon sinks as soil which can hold organic matter and also water to help retard flooding. How does allocation of a Greenfield site for building on square with the rest of the Local Plan policies on carbon sinks, flooding etc?

The land west of Ashwell Road and alongside the canal is an area for walking and wildlife. Building here will have a detrimental impact on the green space which is outside of the ring road. Adding additional housing here will add to traffic and pollution whilst also reducing the beautiful countryside surrounding Oakham. One of the reasons we moved here recently.

Oakham is struggling to provide health care and sufficient amenities to its residents as it is. The town struggles with traffic management as it is and many depend on the bypass as an alternative to driving through town. Developing outside of this will make matter much worse particularly when events are held at the Rutland show ground when there is always heavy traffic that way. I think that any housing development in Oakham must be kept within the bypass. If housing is built to the north / east of the bypass then the bypass smiley becomes a road through the town. Oakham has had more that its share of housing in Rutland building elsewere may increase the demand for local shops on those communities and encourage improvements to public transport

The site for future development is unsuitable considering the volume of traffic already using the bypass.It is already difficult from Schofield Road and additionally traffic for events etc from the showground. This area proposed for development gives access to the very well used asset for walking , wildlife and the Oakham canal which is being upgraded for pleasure facilities.

Avant welcome the specific reference to ‘Land west of Ashwell Road, Oakham’ within Policy H1 for future delivery of 286 dwellings and can confirm our formal legal interest and desire to develop the land.
In light of earlier comments made regarding housing requirement and delivery, Avant consider that the site should be upgraded from being a Reserved Site (H1,g) to a formal residential allocation and be contained within the PLD area boundary. This would ensure that the site can be brought forward by Avant as easily and quickly as possible.
Avant note that a number of the proposed allocations may be delayed in deliver as they are brownfield with uses on site, may have viability issues and sites such as Stamford North likely to take some time.
