Walking round Quarry Farm gives you the insight into the environment how many species of flora and forna, animals, trees, insects, shrubs etc are around us. To build on this site would be detrimental to all of these and it will be something we can never get back. Enjoying the peacefulness of Quarry Farm also gives time to people for the mental well-being.
Please reconsider any plans to build on this special area.

Given Rutland has a known problem with biodiversity loss, I cannot understand why the Council has agreed to allow this site for development. I understand SKDC require the road but my understanding is that the duty to cooperate with neighbouring councils will not be legally binding after the Levelling Up Bill? This should allow Rutland to do the right thing and prioritise their environmental assets over and above pressures by neighbouring councils. Furthermore, the development will clearly not be sustainable and will ruin Stamford and the surrounding villages with too much congestion and too few services

This is such an important local wildlife site and it has never previously be considered for development in other approved local plans because of its biodiversity value. I’m stunned this has been allowed given the problems we face with the deterioration of our natural environment and the loss of wildlife nationally, partly due to built development. Rutland seems to want to address this in other parts of their local plan so I am amazed this has been considered and, if approved, will undermine everything Rutland say they want to achieve. Please reconsider this before it is too late.

Proposed development 100% within Mineral Safeguarding area. It will be in close proximity to a planned monument. On the Stamford border which will further stress local resources and contribute to local traffic. Local roads are not designed for new loading and volume of traffic. Lincolnshire County Council needs to be contacted as they manage the roads in Stamford.
Why aren't brownfield site delveopment priority? Woolfox and St George's barracks? The Barracks will be decommissioned in 2026.

I live on Casterton Road and this proposal will cause even more congested traffic, pollution and chaos. Services in Stamford cannot cope, already Lakeside is a joke, schools need investment, this will only benefit Rutland Council as they will take the rates and Stamford will be hit on the services.
The Quarry is an important environmental and wildlife site and needs to be preserved, where else is there for dog walking and where children can actually go and play.. Surely its illegal to build on this site?

It is a Local Candidate Wildlife site and it’s inclusion is in conflict with Rutland’s environmental strategy, especially its Nature Recovery Strategy (EN2), Biodiversity Action Plan and previous CS4 policy commitment to not build in open countryside. Neither does it fulfil the criteria for a sustainable community, partly because of the spatial strategy, but also because of its over-reliance on service and infrastructure provision in the neighbouring town of Stamford (within SKDC).

This area is full of nature and fresh air. It is an essential space for exercise and communication with like minded people. So necessary for good mental health to help heal the stress of life today. Take this away and replace with more houses with the added congestion on the roads etc. I object to very strongly.

The environmental improvement plan for England states that households must be within 15 minutes of green space or water, Quarry Farm is the green space for households NW of Stamford. It is demonstrably special to the local community and is rich wildlife making it entirely inappropriate for development and must be protected by RCC, as set out in its own environmental strategy. There is also the lack of supporting infrastructure for the town of Stamford which, existing outside of Rutland, only stands to have additional pressure placed on its services and highways whilst suffering a poorer quality of air.

This proposal hasn’t taken into account the network of roads which are already so busy Rutland CC can barely maintain their current network of roads into Stamford as seen on the A606 at the A1 junction which has been in a terrible state for nigh on a year! To create housing on this sight is a travesty to the wildlife and green space we still have. RCC should be ashamed of adding to Stamford’s burden with a lack of Surgery’s, schools and suitable shops etc at this side of Stamford and taking the council tax fm Stamford.

I object to the inclusion of Quarry Farm in RCC's revised local plan. The open fields are vital to Skylarks and other ground nesting birds and numerous species of wildlife. What happened to Rutland's previous policy of protecting the environment? Stamford already has planned housing developments that will overstretch its resources and infrastructure without a further 650 houses planned by Rutland. Surely, St Georges barracks which will stand idle in 2026 would be a better alternative all round!

This is undemocratic as Stamford, which will be seriously impacted is not even in Rutland. These decisions should be made by South Kesteven and Lincolnshire councils to which there are accountable elected representatives for Stamford

This is an environmentally important site with woodlands and important wildlife and plant life. It's open countryside and completely inappropriate for development. It provides recreational opportunities for the people of Stamford. Available brownfield sites (eg St. Georges Barracks, which is twice the size), should be used instead.
Rutland CC should be ashamed of itself allocating half of its house building target to Stamford.

I have huge concerns about the environmental impact of this development. The quarry supports wildlife and plantlife that could not be supported elsewhere. It is not appropriate for development

We do not have the infrastructure to support a further 650 homes. Lakeside Healthcare already struggles to provide adequate care for its existing population. Empingham medical centre is at capacity. Both surgeries have had huge problems recruiting. Even if a new surgery is built how is it going to be staffed? There are the same issues in dental care and a lack of secondary school places.

The building planned will destroy valuable habitat that qualifies as a candidate wildlife site when there are other brownfield sites in Rutland not yet used - not enough emphasis has been placed on the environmental impact

This is in open countryside, outside the Planned Limits of Development and is a candidate Local Wildlife Site. This is in conflict with EN2 and its biodiversity is an important environmental asset for Rutland. It does not fulfil the criteria for a 'sustainable community' because of its over reliance on Stamford for services and infrastructure. It will impact negatively on communities like Ketton in the East of Rutland who rely on Stamford as their nearest services provider, creating unacceptable levels of traffic congestion and pressure on healthcare provision and schools. Homes here will contribute to Stamford's, not Rutland's economy.

There is not enough infrastructure in Stamford. One doctors that is inadequate and will not cope with the extra demand. Only one secondary school in Stamford, with places at a premium. Increase in traffic in the town and coming off the A1. The site is a fantastic green space for walking and exercising. It is home to various wildlife, flowers , fauna and ancient woodlands. The site sits on an area that is constantly flooded. I moved to Stamford for its charm and now it is becoming an overgrown housing development, with dwellings overpriced and not what the community needs.

I object because it would destroy a beautiful area that is loved by many people. It is one of the few open spaces near Stamford where their are no rules and regulations. Dogs can be let off the lead and children can play in the woods and the open areas in this wild place.
The proposed housing estate will negatively impact on life in Toll Bar and Great and Little Casterton due to more traffic and more people will threaten village life.
Rutland CC's proposal is in direct contradiction to their stated aim of protecting biodiversity and rural spaces.

I object to these plans because it is inappropiate for large scale building. It is a local wildlife site with many rare species.
You say that you want sustainable communities but there will less parking, more traffic, more pressure on secondary education.
It appears that Rutland gets all the benefits while Stamford gets all the problems that this plan includes.
St Georges Barracks is a larger site and would be much more suitable.

Both Quarry farm and the Stamford North developments are intrinsically linked and will result in an overpopulation of the town which already has an over stretched infrastructure and resources available or proposed, as part of these developments. There are clear and obvious objections raised by those organisations required to give approval. These include, National Highways re: impact on the SRM and access to the A1. P'boro Council: Exceeding Transport Assessment Criteria. Wildlife Trust. Sport England re: loss of facilities and excessive noise pollution caused by the removal of the STFC Football club bund. Therefore I strongly object to this development.
